Talk to residents. Ask them about handover timelines, construction quality a year in, whether the amenities they were promised actually exist. 5. Think about year five, not just move-in day

Where is this neighbourhood headed? Is there infrastructure investment coming — roads, metro connectivity, commercial development? What’s the builder’s reputation for quality that holds up over time, not just on possession day? The top builders in Gwalior have a track record you can actually look at. That history — of projects delivered, of quality maintained, of buyers who came back — is worth more than any payment plan incentive.

Gwalior is genuinely at an interesting point right now. Good things are happening in this city. But that also means the market has its share of noise.
